SMSF property loans

We arrange SMSF property loans (LRBAs). The strategy and tax decisions stay with your licensed adviser and accountant.

What we can — and can’t — advise on

Foundation Finance operates as a credit representative under an Australian Credit Licence. We can advise on the credit product — the loan itself, how it’s structured, and which lenders suit your situation. Whether a self-managed super fund, trust or company structure is right for you is financial product, tax and legal advice, which sits with your licensed financial adviser, accountant or solicitor. This page covers the credit side only.

If your self-managed super fund has decided to buy property, we can arrange the loan. SMSF lending is a specialist area that most lenders have stepped back from, so it pays to work with a broker who knows which lenders will consider it and how the structure works.

Important: we provide credit assistance only. We don't advise on whether to set up an SMSF, roll over super, or whether buying property in your SMSF is right for you — that's financial product advice from a licensed adviser, and the tax questions are for your accountant. We arrange the loan once you've had that advice.

We know the SMSF lenders

Banks have largely exited SMSF lending; we work with the specialist lenders who remain.

LRBA & bare trust

SMSF property is bought through a Limited Recourse Borrowing Arrangement with the property held in a separate bare/holding trust.

Non-recourse structure

If the loan defaults, the lender's claim is generally limited to that property, not the fund's other assets.

We work with your advisers

We coordinate the finance with your SMSF adviser, accountant and solicitor — no one-stop-shop bundling.

SMSF property loans — FAQs

Who handles what

Getting it right usually means a small team. Here’s who does which part — we’ll gladly work alongside your other professionals.

Investing with borrowed money carries risk. Gearing magnifies both gains and losses. Property values and rental income can fall and are not guaranteed, and you remain responsible for repaying your loan and interest regardless of how the investment performs. Past performance is not a reliable indicator of future performance.

General advice warning: The information on this page is general in nature and factual only. It does not take into account your objectives, financial situation or needs, and is not financial product, tax, credit or legal advice. Tax, superannuation and SMSF outcomes depend on your circumstances — speak to a registered tax agent and a licensed financial adviser before acting. Any estimates or calculator results are indicative only and not an offer of credit, a quote, or a guarantee of approval or savings.
